** We advise all customers to take out Holiday Insurance for their bookings** Covid 19 Update – Cancellations: A deposit of 40 % is required at the time of booking. The balance of your stay is due 8 weeks (56 days) prior to the start date of your stay with us. If bookings are cancelled due to an outbreak of COVID 19 in your area, in ours or nation-wide, out with the 56 days of the start date of the Holiday, then you will first be offered change of dates with the deposit being transferred to the following booking. If this is not suitable, then we will refund your deposit. If the booking is cancelled within 56 days of the start date of the holiday due to COVID 19 travel restrictions after the full balance has been paid, we will firstly offer a change of dates with the full amount being transferred to the following booking. If this is not suitable then we will refund you in full. These Terms & Conditions are in place to offer reassurance during these times and to protect both parties. The situation is constantly changing, if you ever want to discuss, please get in touch. Short Breaks are available during off peak times of the year. Please get in touch, minimum stay is 3 nights – change over day is a Saturday.
Booking Terms and Conditions
Thank you for choosing to book with us – we hope you will enjoy your stay. The following terms and conditions apply to your booking. They form the terms of a legally binding contract between us and you.
Arrival and Departure information
- Check in and Departure times; Entrance to the Property is 3 pm on your arrival day. You are asked to get in touch with us a week prior to your arrival date so that we can send you the gate code, key safe code and arrival address.
- Departure time is 10 am on the morning of your departure date, you can arrange to leave earlier but you need to discuss this with us.
- Parking Restrictions; A total of 4 cars can be parked in the premises per lodge at any one time. No cars are to be parked on the track outside the lodge.
- We require a security Good House Keeping Bond of £150 per property. This is payable in cash, on arrival. The money will be returned to you on departure unless there is excessive cleaning required or other breach of out T&C’s.
Restriction on Bookings/Maximum Occupancy in Lodge overnight stay & visitors to Lodge
Bookings will not be accepted for children under the age of 18 unless accompanied by a responsible adult. A maximum of 8 people are allowed to stay over night in the lodge at one time. If having guests to the lodge, guests are allowed a total of 6 people in the lodge (not including themselves – total of 14 people at one time). Guests must be aware of the neighbouring lodge and keep noise to a minimum after 11 pm
Cancellation by you
If you cancel more than 6 months before arrival you will be refunded your deposit and will not be charged for the remainder of your booking.
If you cancel less than 6 months before arrival you will lose your deposit but will not be charged for the remainder of your booking.
This is different for Christmas and New Year, you are required to pay the remaining balance 12 weeks before arrival. If you cancel after this time you will lose your deposit and final payment, the full cost.
If you cancel less than 8 weeks before arrival, or fail to check in (“no-show”), or leave before your due departure date, we reserve the right to retain the full balance paid for the whole of your booking, less any costs saved by us as a result of your cancellation, for example if we are able to re-let your accommodation.
Cancellations must be made or confirmed in writing.
It is recommended that you take out travel insurance which provides for cancellation cover.
Booking notes
- All prices shown are for the property (not per person)
- Only one discount (if applicable) allowed per booking.
- Start days; High Season; Saturday change over day.
Low Season; Short Breaks, day can be negotiated. - Short breaks; minimum of 3 nights during week or over weekends.
- Short Breaks are not available during peak season.
- Short breaks are available from September to May excluding Christmas and New Year.
- Properties can be booked online. A 40% deposit is required upon booking payable by debit or credit card. The outstanding balance is payable 8 weeks before the date of your holiday. For booking short notice, within 6 weeks of your holiday, full payment is due upon booking.
- Prices are inclusive of VAT, bed linen, towels, under floor heating and electric.

*** Parking or driving a vehicle on our lawn is strictly not permitted and charging your vehicle from an electric point from the house is strictly not permitted.
